Our residential construction product encompasses the entire life cycle of building a new home, from the initial spark of an idea to the final finishing touches and beyond.
I. Planning and Design
- Initial Consultation & Vision: We begin by meeting with clients to understand their needs, preferences, budget, and desired lifestyle, transforming their vision into a functional and aesthetically pleasing blueprint.
- Site Analysis & Selection: We conduct thorough site assessments considering zoning laws, environmental factors, soil conditions, and proximity to amenities, ensuring an optimal location for the project.
- Architectural Design & Blueprints: Collaborating with architects and designers, we develop detailed floor plans, elevations, cross-sections, and MEP (Mechanical, Electrical, Plumbing) plans, adhering to local building codes and regulations.
- Budgeting & Financing: We create a comprehensive budget encompassing all costs and assist clients in securing financing, managing expectations, and exploring options like construction loans.
- Permitting & Approvals: We navigate the permitting process, securing all necessary permits and approvals from local authorities to ensure a smooth construction journey.
II. Construction phase
- Site Preparation & Foundation: We clear and prepare the land, excavate for the foundation, and pour the chosen foundation type (slab, crawl space, or basement), ensuring structural integrity and proper drainage.
- Framing: The building's skeleton takes shape as we construct the structural framework using high-quality materials like wood or steel for walls, floors, and the roof.
- Rough-Ins (Mechanical Systems): Skilled professionals install the "behind-the-walls" elements, including plumbing pipes, electrical wiring, and HVAC duct work, ensuring optimal functionality and safety.
- Roofing & Exterior Work: The roof is installed, and exterior doors and windows are secured, making the house "dried-in" and protected from the elements.
- Insulation & Drywall: Insulation is installed for energy efficiency and soundproofing, followed by drywall installation, taping, mudding, and sanding to create smooth surfaces for interior finishes.
- Interior Finishes: The home's personality comes to life with interior finishes, including painting, trim and molding, flooring installation (hardwood, tile, carpet), cabinetry, counter tops, and fixture installations.
- Exterior Finishes: Exterior work such as siding installation, gutters, walkways, and driveway paving completes the home's outer appearance.
III. Post-construction
- Final Inspections & Punch Lists: Thorough inspections are conducted to ensure code compliance and address any remaining items, creating a detailed punch list for touch-ups and adjustments.
- Client Walk through & Handover: We walk clients through their completed home, explaining its features, warranties, and maintenance tips, culminating in a formal handover with all necessary documentation.
- Warranty & Ongoing Support: Our commitment extends beyond project completion, including warranties on our work and offering guidance on ongoing maintenance to preserve the quality and longevity of the home.
